Speedwell Construction is looking for a project manager with at least 5 years of experience in commercial construction.

Project managers orchestrate and supervise a construction project from the sale of the project through final construction within the agreed upon schedule and budget. They work closely with owners, clients, vendors, subcontractors, etc. The project manager needs strong leadership and problem-solving skills in order to lead the process so that budgeted dollars and time frames are met while maintaining appropriate levels of quality.

Essential Functions:

  1. Develop connections in the Manufacturing, Warehousing, and Industrial sectors for all bid/spec or design/build opportunities and provide oversight to this division with the goals of fostering a reputation for quality and value
  2. Respond to client's proposal requests efficiently by maintaining a schedule that meets expectations, responding on time and delivering what was expected
  3. Perform/oversee all estimating functions required for this division and write proposals tailored to meet the client's requirements and win the work
  4. Manage, organize, and coordinate the project management functions of all assigned projects
  5. Manage the buy-out process including accurate and complete scope analysis and honest negotiations with subcontractors and vendors
  6. Coordinate and champion the preconstruction process
  7. Develop a Microsoft Project Schedule for each project and update the schedule regularly throughout the duration of the project
  8. Understand and approve the 3-week schedule submitted by the project Superintendent
  9. Obtain the necessary permits and licenses for each project
  10. Provide direct oversight to PE and PA to manage sub-contracts, purchase orders, submittals, RFI's, warranties and all other required processes
  11. Write Change Order Requests that completely and accurately detail the subject matter for the approving parties
  12. Evaluate aspects of operational costs and work towards reducing costs and expenses where possible (without sacrificing safety or quality) in order to achieve profit goals
  13. Oversee accurate and timely project billings
  14. Manage several customers and commercial construction projects concurrently
  15. Conduct regular project meetings onsite with architects and owners as appropriate for each project—this may also include subcontractors and others involved in the project
  16. Provide oversight for the superintendent assigned to each project
  17. Coordinate with site superintendent to oversee all aspects of the Speedwell Safety Program for each project
  18. Conduct, or participate in, all necessary Hand-off Meetings, Start-up Meetings, and Wrap-up Meetings

These projects may range in cost from $500,000 to 30 million or more. They will provide on-site coordination for all phases of construction projects, including coordinating multiple subcontractors, material, and equipment while also ensuring that all construction documents are followed, and work is proceeding efficiently and on schedule. They also mentor, lead, motivate, and teach field personnel.

  • Offer input on a Microsoft Project Schedule during the pre-con process and the critical path of the project

  • Identify conflicts and issues in the construction process and communicate them to the project team for resolution
  • Communicate with the project team regarding Submittals, Shop drawings, Change Orders, and Requests for Information (RFI'S)
  • Maintain a consistent daily log of activities on the jobsite through the daily reporting software
  • Develop and maintain open lines of communication with industry partners such as customers, engineers, architects, inspectors, sub-contractors, and fellow employees
  • Maintain a clean and organized jobsite
  • Identify all forms of site safety and hold all subcontractors and other personnel to the OSHA standards and Speedwell Safety Standards
  • Develop, manage and complete a punch list with extreme attention to detail and the utmost speed
  • Able to put work in place if the situation requires
  • Mentor less experienced Speedwell field personnel

An Assistant Superintendent typically has experience from some form of construction and has demonstrated a good understanding of common building practices. They have demonstrated potential in leadership, emotional intelligence, and can be trusted to complete certain administrative tasks. An Assistant Superintendent has a basic knowledge of construction techniques and a conscientious attitude towards controlling costs and adhering to progress schedules. They will divide their time between putting work in place and learning how to manage a commercial construction project.

Essential Functions:

  • Performs required skilled work in a variety of trades
  • Identifies and holds all subcontractors to the OSHA and Speedwell Safety Standards while promoting and encouraging safe work practices and rectifying job site hazards immediately including reporting any issues to the Superintendent or PM
  • Obtains high quality workmanship throughout all phases of work on a project and assists with adherence to drawings and specifications by all trades as directed by Superintendent or PM
  • Assists Superintendent with review of plans and specifications prior to, and during, a project to ensure that all information is supplied for on time completion of the job
  • Cares for and maintains all the company equipment and tools utilized by self and crew members
  • Promotes a favorable impression of Speedwell Construction in all relationships with contractors, customers, employees, and the general public
  • Maintains an organized job site, including the construction office
