Speedwell Construction is looking for an architectural draftsperson with 2 years of experience.

The architectural draftsperson assists with project development using computer-aided drafting and design with Revit based on preliminary concepts, sketches, and other data to produce designs, working drawings, schedules, details, and notes. They work collaboratively with the project architects and project managers to design a visually appealing building that meets the needs of the customer.

Essential Functions:

  • Prepare schematic drawings, working drawings, and renderings using computer-aided drafting and designing with Revit, and other software.
  • Visualize buildings three-dimensionally and translate that into a building model.
  • Ability to create drawings from rough sketches and notes.
  • Participate in all project phases, including presentations, design development, and assembling construction documents as required.
  • Implement corrections, revisions, and red line changes as needed.
  • Manage multiple projects concurrently.
  • Participate in site surveys and properly document findings.
  • Prepare design documents for meetings and attend as required.
  • Coordinate MEPs and structural drawings with architectural drawings.
  • Understand basic architectural terms and building codes.

Required Education and Experience:

  • Associates Degree or equivalent experience
  • 2 years of experience designing commercial structures
  • Working knowledge of Revit

Speedwell Construction is looking for a project manager with at least 5 years of experience in commercial construction.

Project managers orchestrate and supervise a construction project from the sale of the project through final construction within the agreed upon schedule and budget. They work closely with owners, clients, vendors, subcontractors, etc. The project manager needs strong leadership and problem-solving skills in order to lead the process so that budgeted dollars and time frames are met while maintaining the highest standards of excellence in terms of quality.

Essential Functions:

  • Manage, organize, and coordinate the project management functions of all assigned projects.
  • Provide input/assistance to estimating throughout the bidding process.
  • Manage buy-out process including scope analysis and negotiation with subcontractors in conjunction with estimating.
  • Coordinate and assist with preconstruction efforts.
  • Develop and update project timeline with the assigned team(s) to meet key construction dates and deadlines set forth by Speedwell Construction and the customer.
  • Obtain the appropriate permits and licenses from authorities for construction sites.
  • Provide direct oversight to PE and PA to manage submittals, RFI's, warranties and all other required processes.
  • Profitably manage projects to completion handling all matters of contracts, subcontracts, change orders, purchase orders etc. in coordination with project assistant.
  • Evaluate aspects of operational costs and work towards reducing costs and expenses where possible without sacrificing safety or quality.
  • Oversee accurate and timely project billings.
  • Manage multiple customers and commercial construction projects concurrently.
  • Conduct bi-weekly project meetings onsite with subcontractors and other construction trades.
  • Provide oversight to superintendent/carpenters involved in these projects. Ensure that the superintendent is maintaining a clean and professional jobsite.
  • Coordinate with site superintendent to enforce/oversee safety rules, ordinances and regulations set forth by OSHA and Speedwell Construction. Document all violations, notify proper management and recommend/implement corrective actions.

Required Education and Experience:

  • 5+ years of experience in construction project management
  • Working knowledge of the construction processes, building codes, and safety regulations
  • Ability to read, write, and understand contract language, contract drawings, and contract specifications
  • Ability to schedule projects through Microsoft Project
  • Experience with construction related software (i.e. BlueBeam, Viewpoint, Revit, or Microsoft Project).

A Field Superintendent typically has a minimum of 2 years of experience in a managerial role on some type of construction project. These projects may range in cost from $500,000 to 30 million or more. They will provide on-site coordination for all phases of construction projects, including coordinating multiple subcontractors, material, and equipment while also ensuring that all construction documents are followed, and work is proceeding efficiently and on schedule. They also mentor, lead, motivate, and teach field personnel.

Essential Functions:

  • Schedule and sequence subcontractors, suppliers, and vendors in an overlapping fashion in order to reach superior levels of efficiency
  • Offer input on a Microsoft Project Schedule during the pre-con process and the critical path of the project
  • Produce and execute a three-week schedule
  • Schedule and coordinate all required inspections, including those required for our sub-contractors when needed
  • Ensure that each subcontractor is conforming with the contract documents, industry standards, manufacturers specifications and the owner's expectations
  • Understand both the site layout and typical building layout procedures
  • Lead subcontractor meetings when required
  • Perform quality control checks to verify that the work in place meets the expectations of Speedwell, the design team, local municipalities, and the owner
  • Identify conflicts and issues in the construction process and communicate them to the project team for resolution
  • Communicate with the project team regarding Submittals, Shop drawings, Change Orders, and Requests for Information (RFI'S)
  • Maintain a consistent daily log of activities on the jobsite through the daily reporting software
  • Develop and maintain open lines of communication with industry partners such as customers, engineers, architects, inspectors, sub-contractors, and fellow employees
  • Maintain a clean and organized jobsite
  • Identify all forms of site safety and hold all subcontractors and other personnel to the OSHA standards and Speedwell Safety Standards
  • Develop, manage and complete a punch list with extreme attention to detail and the utmost speed
  • Able to put work in place if the situation requires
  • Mentor less experienced Speedwell field personnel

A carpenter has residential or light commercial construction experience or has demonstrated good understanding of common building practices and possesses other qualities that may qualify them for this position. They can perform production related tasks such as carpentry, hanging and finishing of drywall, or ACT, or other tasks that apply to typical Speedwell jobsites. They work with moderate levels of oversight and seek to reach high levels of quality and efficiency.

Essential Functions:

  • Performs required skilled work in a variety of trades.
  • Displays a basic knowledge of proper and safe use of hands tools needed to perform required duties.
  • Performs quality workmanship in every task and assists with adherence to drawings and specifications by all trades as directed by job superintendent or foreman.
  • Responsible for all safety aspects on an assigned task including OSHA requirements, promoting and encouraging safe work practices by others, and rectifying job site hazards immediately including reporting any issues to the job superintendent or foreman.
  • Cares for and maintains all company equipment and tools utilized by self and crew members.
  • Promotes a favorable impression of Speedwell Construction in all relationships with contractors, customers, employees, and the general public.
  • Maintains an organized job site.
