Design Build
Successful projects begin by involving the right people in discussions right from the start. That's a key distinction of Speedwell Construction, Inc. - we listen carefully to the needs of our clients, and we ensure that their needs are met through our design/build process. We carefully guide each client through the project; from commencement through completion.
Phase One - Program Development
We will review the programming, size restraints, space concerns and the land and utility survey with the owner, to establish a program that sets the preliminary requirements of the project. Based on the preliminary program, we establish a budget and schedule. Working with this projected budget information, the owner can establish financing needed and decide if the project's scope needs to be adjusted to accommodate a different budget. Once the size and outline of the project is established based on the budget, the project can move forward into the design development phase.
Phase Two – Design Development
Next, we develop design documents for the building and related sitework. During this process, we may suggest alternate building systems through value engineering to establish the most efficient and economical design. All required building and land development approvals are initiated.
Phase Three – Pre-construction
This phase involves the completion of all design plans along with the acquiring of all building permits, land development permits, and utility permits. Subcontracts and purchase orders are issued and reviewed and a scope of work and construction schedule is developed.
Phase Four – Construction
A project meeting is held before the construction begins between the project managers and superintendent. The architect and key subcontractors review schedules and key issues of the project. As the project develops, meetings are held to review the status of construction, to address any items that need attention and perform walk-thru inspections.
Phase Five – Operation & Maintenance
After completion of the project the owner is given usage training and written manuals for operation of the building systems.
